Real estate tech startup Modulus Housing has raised a Series A round of $ 7.83 million to drive its next phase of growth.
The funding round was led by Kalaari Capital, Hero and Samarthya, with participation from SVAS, Sigma, Zetwerk founder Srinath Ramakkrushnan, Zetwerk director Sanjiv Rangrass, and others.
Chennai-based Modulus Housing specialises in factory-built modular construction. The company plans to use the funding to accelerate market expansion across India and global markets and on advanced R&D, including the launch of a next-generation concrete modular system.
It also plans to scale its cloud manufacturing network and partner ecosystem and double down on lightweight, green concrete tech stack to meet the evolving needs of distributed infrastructure.
Founded in 2018 out of IIT Madras by Shreeram Ravichandran and P Gobinath, Modulus Housing has grown from a bootstrapped venture into a profitable business with cumulative revenue exceeding Rs 200 crore. The company’s operating revenue increased 38% to Rs 54 crore in FY24 from Rs 39 cr in the previous fiscal year.
Modulus Housing offers a cloud manufacturing model, a decentralised network of partner factories across the country, and a proprietary IP-based product suite. Through these, the company strives to enable production and delivery of modular infrastructure with precision and cost efficiency.
"The conviction shown by our investors further strengthens our belief that this sector is at the cusp of transformation. And the most rewarding feedback we receive is simple: that our R&D and technology are solving real-world problems and improving time, cost and quality simultaneously. That’s the Modulus promise, and we’re just getting started,” said Shreeram Ravichandran, Co-founder & CEO, Modulus Housing.
“Micro constructions, be it in retail chain stores in fashion, F&B or healthcare like pharmacies, labs, or distributed agri-processing, dark stores, collection, storage centres, last-mile warehouses, fulfilment centres, or next-gen infrastructure like edge data centres, EV charging hubs, and modular defence facilities can only be delivered at scale through factory-built modular solutions,” said P Gobinath, Co-founder & COO, Modulus Housing.
